The story
Founded out of
irritation, mostly
In 2019 our founders were running a 900-unit managed book across three branches in south London on a system that had been modern in 2006. Month-end took four days. The compliance register was a shared spreadsheet with conditional formatting and a reputation.
They tried to replace it. Every product they evaluated had been built for a regulatory environment that no longer existed, or built for another country and translated. So in 2021 they stopped evaluating and started building — with a property manager and a client accountant sitting alongside the engineers from the first week, which is where they still sit.
Xperty now supports more than sixty thousand tenancies across England, Wales and Scotland. We are still privately held, still based in London, and still take the view that a company selling software to letting agents ought to employ people who have been letting agents.

We have a standing regulatory group that reads the legislation, the consultations and the guidance. When the law changes, the platform changes ahead of the date — and we migrate your existing records rather than leaving you to.
Your data is yours
Full export, open formats, any time, without asking. We would rather earn the renewal than hold the data hostage, and lock-in makes for a lazy product team.

Every support conversation reaches someone who has worked in lettings or client accounting. No tiered deflection, no bot pretending to triage, and a published phone number.
Prices you can read
One number, per unit, published on the website. No per-user licences, no portal charges, no implementation fee designed to be negotiated down from.

We hold tenancy records, bank feeds and client money ledgers for thousands of British households. We treat that as the responsibility it is.

Independently audited information security management system, recertified annually, with scope covering the whole platform and the company.
Cyber Essentials Plus
Hands-on technical verification of our controls, renewed every twelve months.
UK data residency
All customer data stored and processed in UK regions. No transfer outside the UK without your explicit written instruction.
Encryption throughout
TLS 1.3 in transit, AES-256 at rest, and field-level encryption on bank credentials and identity documents.
Tested twice a year
Independent CREST-accredited penetration testing every six months. Summary reports available to customers under NDA.
Recoverable
Point-in-time recovery for the last 35 days, cross-region replication, and a disaster recovery plan rehearsed quarterly rather than filed.
