Making Tax Digital

Are you in scope yet?

MTD for Income Tax is phasing in by qualifying income — that's gross property and self-employment income before expenses, not profit. Xperty keeps the digital records the rules require from the day you start, so the deadline is a formality.

Xperty is software, not a tax adviser. Thresholds and dates reflect HMRC's published timetable; check your own position with your accountant.

FROM APRIL 2026

Qualifying income over £50,000

Digital records and quarterly updates required. This is live now — the first quarterly updates for the 2026/27 tax year are already due.

FROM APRIL 2027

Over £30,000

The threshold drops. A landlord with three or four typical properties is likely in scope from this point.

FROM APRIL 2028

Over £20,000

The widest phase announced so far. Most landlords with more than a single property will be inside it.
