Migration from your existing system is included on agency plans. Prices exclude VAT. Monthly plans can be cancelled with thirty days' notice; annual plans save two months.

No. Migration is included on Branch, Multi-branch and Enterprise plans, and landlord plans are self-serve — you can import a spreadsheet of properties and tenancies in a few minutes. We don't charge implementation fees, because a fee makes it tempting to leave the hard parts to you.
A unit is a lettable dwelling under management: a flat, a house, or an individual room in an HMO where you let per room. Let-only and tenant-find properties aren't charged. We take the average across the billing month, so a mid-month change doesn't cost you a whole month.
No, and neither is the contractor app. Charging per portal user creates an incentive to keep people off the system, which defeats the point — the whole value is in your landlords and tenants self-serving instead of ringing the office.
It's yours. You can export everything — properties, tenancies, ledgers, documents, certificates, photographs and the audit log — in open formats, at any time, without asking us. If you're leaving, we'll help with the export rather than making it difficult.
Yes. Private Residential Tenancies and Scottish landlord registration, Rent Smart Wales and occupation contracts under the Renting Homes (Wales) Act are modelled properly, not approximated with English forms. Northern Ireland is on the roadmap for 2027.
Three weeks for most agencies: one to extract and map, one to run in parallel through a full rent cycle, one to switch and train. We don't ask you to go live until your client account reconciles exactly in both systems. Larger multi-branch groups typically take six to eight weeks.
The platform is built around the accounting requirements the main UK Client Money Protection schemes set — ring-fenced accounts, daily three-way reconciliation, segregation of duties and an unalterable audit trail. Compliance is ultimately your firm's responsibility, and membership is held by you rather than by us; what we provide is a system your reporting accountant can sign off without qualification.
Yes. Landlord plans have a 30-day free trial with no card. Agencies get a sandbox loaded with an anonymised extract of your own book, so you're evaluating your properties rather than someone else's demo data.
